Access Statement for Ashness Farm Bed and Breakfast

This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.

Introduction

Ashness Farm is a working Lakeland hill farm, we are situated on the fell side about one mile from Derwentwater. We have a two hundred meter drive which is concrete. We have five en-suite bedrooms all on the first floor, all can be doubles, two can be offered with twin beds. The house is very old believed to date back to the sixteenth century and is grade one listed. Whilst we aim to meet the needs of all our guests there are some period features in the house which might make access difficult for people with limited mobility. We are three and a half miles from the small market town of Keswick. We have a regular bus service in the valley with a bus stop at the lake on the main road (B5289) by the entrance to Derwentwater Independent Hostel. There is also a launch on the lake which runs both ways round the lake every hour during the summer season. We look forward to welcoming you. Car Parking and Arrival

  • We have plenty of guest parking at the farm, situated to the side of the farm house, this is about thirty meters from the front door. You are welcome to pull up at the front door to unload your car. ( Please note as a working farm we need access to the farm yard at all times ) The area around the house and car park is covered in local slate chippings.
  • We have three stone steps into the outside porch and then one step into the inside porch.
  • The width of the opening at the front door is 32"/ 810mm.
  • We are willing to assist guests with their luggage if they require help.
  • There is a step from the inside porch into the guest lounge or into the dining room.
  • There is a tray for outdoor footwear in the outside porch.

Welcome Area

  • Guests are welcomed at the front door then taken through the inside porch into the lounge, the inside porch and the lounge are fully carpeted.
  • The lounge has two sofas, four arm chairs, a coffee table, a side board and antique press cupboard.
  • The room has overhead lighting, lamps and spot lights over the inglenook fireplace in which there is a wood burning stove.

Bedrooms

  • All five en-suite bedrooms are on the same passage with a fire door between the third and fourth rooms.
  • There are two carpeted steps out of the lounge with a depth of 7"/ 180mm, a small area then nine carpeted stairs which are 6.5"/ 170mm in depth, there is a handrail on the right hand side. Then as you turn right onto the front passage, there are a further three carpeted stairs with a depth of 6.5"/ 170mm.
  • All of our rooms can be made as doubles, two have standard 4'6"/1370mm doubles and three rooms have 6'/1820mm super king size beds, Armboth and Causey Pike can be offered as twin beds. The bed are between 560mm/22" and 620mm/ 24" high.
  • We make up our beds with Egyptian cotton sheets, duvets and bedspreads, each person has two pillows. There are blankets available in the each wardrobe.
  • There is seating, bedside tables, bedside lamps, a wardrobe plus a chest of drawers in each room.
  • There is a tray for outdoor footwear and a luggage rack for suitcases and bags.
  • Each room has a hairdryer and an electric fan.
  • There is also a tea/coffee tray with small kettle and an information folder, magazines and nature books. ( Due to Government guidelines the information folder, magazines and books have been removed from the bedrooms and are now in the lounge. )

En suite Bathrooms and Shower-rooms

  • Two of my rooms have en-suite shower rooms, Grisedale Pike has an 800mm/31" shower tray with folding doors to leave an opening of 540mm/21" the step into the shower tray is 145mm/5.75". Causey Pike has an 1000mm/39" shower tray with folding doors to leave an opening of 660mm/26" the step into the shower tray is 255mm/10".
  • Three rooms have en-suite rooms with baths and showers over. The baths are between 560mm/22" and 600mm/23.5" high.
  • The toilets are 440mm/17" high, the rooms are well lit using a ceiling light or spot bulbs and all have a shaver socket and light.
  • All sinks have a pedestal, with cottage style taps on both the sinks and baths.
  • Each en-suite has safe nonslip flooring.
  • All rooms have a safety non slip shower/bath mat, towels, dressing gowns and toiletries.

Public Areas - Halls, Stairs, Landings, Corridors

  • The stairs, passage and landings are all carpeted in a red coloured short pile carpet.
  • The walls are covered in wood chip and emulsion.
  • There is a small well near the outside fire door, so it means there is a small step down after Catbells room then a step up into Armboth.

Public Areas - Lounge

  • We have two sofas, four armchairs, a side board, an antique press cupboard and coffee table.
  • We have a wood burning stove in the inglenook fireplace on a slate hearth.
  • We have some overhead lights, 2 lamps and some spot light over the fireplace.
  • The lounge is fully carpeted in a mid blue
  • There is information about what’s on locally, a small selection of books and a box of maps and walks for guests to borrow.

Dining Room

  • The Dining room which is situated on the right of the front door has a varnished pine wooden floor.
  • We have five separate pine tables with chairs.
  • We have a welsh dresser containing the guest crockery and cutlery.
  • There is central heating plus a small electric wood burner for the cooler months.
  • There are 4 wall mounted lights and a mirror with light above the fireplace.
  • We are able to cater for variety of dietary needs. Please advise us when booking.

Additional Information

  • The whole property is fitted with a full fire alarm with emergency lighting, carbon monoxide alarms and an Aqua Mist sprinkler system.
  • We fitted a biomass boiler in 2014, it provides central heating and hot water for the whole house.
  • I am using an Ozone Sanitizing machine in each guest bedroom between guests to ensure extra safety for my guests and myself during the Covid pandemic.
