Grisedale Pike has a standard double bed 4'6" and en-suite shower room. Maiden Moor has a standard double 4'6" with en-suite bath and shower. Causey Pike has either a superking or twin beds with en-suite shower room. Catbells has a superking bed and en-suite bath and shower. Armboth has a superking or twin beds with en-suite bath and shower.
Catbells and Armboth are new rooms recently converted from the barn attached to the farmhouse.

All the rooms face out towards Derwentwater and the fells beyond that Catbells and Maiden Moor and behind them Causey Pike and Grisedale Pike. All rooms have large windows to the front of the house except Armboth which only has a Mullion (thin long glazed window) to the front and a large window at the back looking up the Armboth range of fells which rise up behind the farm house (this was because of planning issues). From the front and to the North you can see Bassenthwaite Lake and the Skiddaw fells sitting above the market town of Keswick.
All the rooms have central heating, are fully carpeted,divan beds,wardrobes and chest of drawers, bedside tables, bedside lamps, tea and coffee facilities, towels, hairdryers, clock radio alarm and complimentary basket of toiletries. The bedding is Egyptian cotton with duvets & bedspreads.
The whole property is fitted with a full fire alarm and aqua mist sprinkler system.
The lounge which faces NW is fitted with a wood burner, which we put in the old fireplace after opening it up in the spring of 2005 and lit during the cooler months, the room is full of character and charm with original oak beams forming the open ceiling, comfy seating. Television and information on what's on and places to visit locally during your stay is available.
Since increasing the guest rooms in 2005 we made a separate dining room which has been very popular it has individual tables for guests and we can join tables to accommodate larger groups.
All of our breakfast is Aga-cooked. We can cater for vegetarian and gluten free diets if told in advance and are happy to discuss others. We prefer to use our own or locally produced ingredients where possible especially our Cumberland sausage and free range eggs. Packed lunches are also available on request.
These prices are based on two adults sharing a room and are the price per person per night. We allow Grisedale Pike and Maiden Moor only for single occupancy at £15 extra per night.
We allow children under 14 years to stay in Causey Pike, Maiden Moor and Grisedale Pike, children under 10yrs are charged at half an adult price and children 10-13 yrs are charged at 3/4 of an adult price. We have two cots available at £5 per cot per night. We also have two 3ft folding beds, which fit in Causey Pike and Armboth, we charge £20.00pn for children aged 13 years and under and £28.00pn for 14+ years and adults. There is no reduction for children in Catbells and Armboth. If you are booking either Causey Pike or Armboth please state on your booking how you would like the beds configured eg super king or twin.
All bookings made by telephone, email or online need to be accompanied by your full name, full postal address and telephone number and need to be confirmed in writing or by email with a nonreturnable deposit equal to the value of a one night in the room you have booked within ten days to secure your booking. We accept payments by cash and card. We accept Visa, Maestro and Mastercard, (Card payments only over the telephone please).
All prices include a full English breakfast. Packed lunches are available, ordered the night before at £6.50. Each room has tea / coffee facilities.

Prices: The price includes accommodation and breakfast. Unless clearly stated on the booking form all extras such as packed lunches, flowers, drinks etc are additional. We accept the following forms of payment: cash, debit and credit cards.
Pets: Pets are not permitted.
Booking: To make a booking with us either book online with Inn Style through our website or if you prefer contact us by telephone or email. We will need details from you to complete a booking, name, address, telephone number, and email address, number of guests, room choice, and date of holiday and arrival time. You will then receive an emailed from Inn Style with a request to pay your deposit through a secure payment portal called Stripe. All bookings made more than 30 days prior to your arrival will be asked to pay a one night fee as deposit. These guests will then be emailed 5 days before their arrival and asked to settle the balance online. Guests who book within 30 days of their holiday with us will be asked to pay the full balance at the time of booking. All guests will be invoiced at the end of their stay with us for any extras e.g. packed lunches.
Cancellation and Insurance: Once you have booked your stay, our agreement is a legal contract and any deposit you may have paid is non-refundable. If you need to cancel please contact us immediately. For cancellations made up to 30 days before your holiday with us, you will not be liable for the total balance. For cancellations made after this time or by failing to take up the holiday without cancelling you will be liable for the total balance of your holiday booked with us. For this reason you may wish to take out cancellation insurance, which is inexpensive and can be obtained from any good broker.
Accommodation not available: We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.
Arrival: Your accommodation is available to you from 4pm on the day of arrival. Please advise us of your arrival time. We like all guests to arrive by 10.30pm
Departure: Please be ready to leave your accommodation by 10am on the day of your departure. Your invoice for your accommodation, less any monies paid and any extras taken during your stay is payable on departure.
Damages and Breakages: Please take care with our accommodation. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant.
Liability: We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
Data: Any data gathered during the course of your booking may be held on computer. All payments are taken through a secure payment portal called Stripe.
